A paper trail, not a promise
Every visit is photographed, timestamped and logged. If an owner or their carrier ever asks what happened and when, there’s a dated record — not someone’s memory.
Fewer worried calls to you
A lot of what lands on a manager’s desk — “can someone check on 4B” — is exactly what this replaces. The owner has a direct line to me instead of one to you.
One person, not a rotating crew
The same caretaker walks the same units every time — useful for a manager who wants a consistent face at the building, not a different technician each visit.
Deliberately small
Capped at 40 homes so the route and the standard both hold. I’m not trying to scale past what one person can actually walk.

For a condo or HOA, access is coordinated through your building or association’s own process — front desk, fob system, board approval — whatever you already require. I’m not trying to work around it; I’m one more name on file who’s allowed in.

What this isn’t.
- Not a replacement for your maintenance staff or engineering team — I don’t perform repairs. I document, and I’ll call in a licensed vendor for anything beyond a visual check, with the owner’s approval.
- Not a fee-for-referral arrangement. I don’t pay for referrals and I’m not asking for a cut of yours — this is a professional relationship, not a commission structure.
- Not storm prep, and not a guarantee. I’m honest about that on my own site too — one person can’t be in thirty units at once the day before a hurricane.
- Not a crew. One person — me — every visit, with a book deliberately capped so it stays that way.
