Walked: entry, kitchen, living room, both baths, primary bedroom, guest room, laundry closet, balcony

Humidity is at 64% and the air handler drain pan has standing water in it. Photos 3 and 4.

Those two go together. The condensate line is backing up, which means the AC isn't pulling moisture out properly — that's why you're at 64% instead of the low 50s you were at two weeks ago. You want 30–50% in there. I'm not telling you anything is growing — I'm telling you the thing that's supposed to control moisture has stopped, and that's what I found.

What I'd do: get an AC tech out this week to clear the line. It's usually a small job. Left alone it does two things — the pan eventually overflows into the ceiling of the unit below you, and meanwhile the unit sits damp and closed with nobody in it.

You gave me authority up to $400 at onboarding, so say the word and I'll book it and meet them. Or if you'd rather use your own person, their number's in your profile and I'll let them in.
